When is rent due and how do I pay my rent?
Rent is due no later than 5:00pm on the 5th day of each month. Rent can be paid through the mail or at the rental office via cashiers check, personal check, or money order. Our residents have found it most convenient to arrange reoccurring payment through online bill pay applications on bank websites. You will never receive a bill for your rental payment but please do not hesitate to ask for a receipt.
Oh no! I forgot to pay my rent, what happens now?
In the event that the owner does not receive any installment of rent from tenant by the 5th day of the month for which such installment is due, a late fee equivalent to 10% of the tenant’s rental rate shall be assessed. Please review your lease agreement for additional details on late payments.
How do I pay for water?
You are responsible for the payment of all utilities in your apartment during your residency of a community managed by Pembroke Commercial Realty, LLC. Residents go through an independent billing company, known as Champion, that is responsible for reading your meters and billing you for utilities. They are responsible for sending you the monthly statement and the collection of the payments for said utilities.
Our staff will be setting up your Champion account at move-in by registering your name, address, and move-in date. You should receive a bill in the mail within the first 45 to 60 days.
You can always bring your Champion payment to the Leasing Office as a separate check from your rental amount. If you decide to pay at the Leasing Office, your check must be made out to your property of residence and NOT Champion. You can also pay your Champion bill online or through the mail.
How do I pay for electric?
Dominion Virginia Power handles the electric bill and before you move in you are to call them at 1-888-667-3300 to have service transferred into your name. Your electric bill will be mailed directly to you from Dominion Virginia Power. Electric bill payments are to be made online or by mail to Dominion Virginia Power. At this time, the rental office cannot accept Dominion Power payments unless otherwise specified.
What cable/internet/telephone service provider should I use?
Our preferred cable/internet/telephone service provider is Cox Communications. Our properties work directly with Deanna Gibson with Cox Communications who, in most cases, can provide residents with same day/next service. Deanna will also be able to provide you with information about all of Cox Communication’s current specials. The number to contact Deanna is at 757-298-8395.
How can I place a work order?
You can place a non-emergency work order right here on our website 24 hours a day! You can also call the rental office and speak to a member of our staff during business hours and put in a request that way.

What would you consider an emergency maintenance work order?
Examples of emergency maintenance work orders include smoke detector not working properly, water leaks, sewer back ups, no heat, no water, no air conditioning, broken door/window that present a security problem and lockouts ($25 fee). If there is a fire or life threatening or medical emergency please call 911 first!
What is the phone number for emergency maintenance?
The phone number for emergency maintenance is 757-671-3100. When you call, please listen to the menu to select the correct property. This phone number is available for emergencies 24 hours a day 7 days a week. We encourage our residents to contact the rental office if the emergency takes place during normal business hours.
When is the pool open?
The community swimming pool is open from Memorial Day through Labor Day. The pools operating hours are 11:00 am – 9:00 pm Tuesday through Friday, 10:00 am – 8:00 pm Saturday and Sunday, and closed on Mondays for maintenance.
I just received military orders, am purchasing a home or moving out of state. What do I need to do to turn in my notice?
You must present a hand written notice no later than 30 days prior to your lease expiration date. Please include your name, apartment address, date you will be vacating, and your forwarding address. Example: If your lease ends June 30, you must submit your notice by 5:00 pm on June 1.

Are there any pest control services offered?
Your community offers FREE bi-weekly pest control for routine service. Please do not hesitate to give the rental office a call so you can be added to the list. In the event that fleas are present and you have a pet there may be a $39.00 fee.
